We have a great rapport with all the local building departments, HOA's and their ACC committees, as well as the local division of wildlife. Knowing all of the regulations and guidelines they require for approval for new construction not only helps us design your home within those guidelines but it helps the process go faster, smoother, and less stressful for the homeowner.
We know all the local geo technical engineers and during the bidding process can factor in the cost and processes (if any) in which your soil needs to be prepared to meet what the local inspector is going to require. Rather than a SURPRISE later... We are locals and have built in nearly every corner of Southern Utah and can advise before you buy your property if there are any soil concerns.
We REFUSE to pour concrete in unfavorable weather conditions. We also will NOT pour any flatwork without a steel grid. We order all of our concrete bag mix at the strongest available. We pipe conduits under any areas that may trap your access for downspout piping, landscape irrigation, electrical etc... We recommend sealing all exterior flatwork and can provide that service.
Our standard in every home is; 2x6 exterior walls, all framing is plumb, square, straight and solid. We provide curtain, doorknob, towel bar, towel ring, toilet paper and in some cases backing for owners personal belongings to be hung on the wall. We take the time right before drywall is installed to check all the studs in the home for warping... All warped studs are corrected to ensure the end product is straight as possible! We recommend and encourage ideas that will make the home more attractive such as coffered or tray ceilings or niches. Most cases at no additional cost.
We keep all of your pipes away from areas that could freeze. We provide a water softener loop standard and can provide the water softener unit upon request. The owner gets to choose where all the exterior hose bib locations are. We provide as a standard gas piping to the dryer location, stove and oven as well as an exterior BBQ location.
92% furnace is our standard (not an upgrade). We carefully choose the location of all the service air, return air and thermostats to make the home more efficient and maintain an even temperature.
We provide outlets in the eves for Christmas lights and in possible problem roof areas where ice could build up for heat tape. We provide 220 at both the dryer and range locations. We also run TV and phone to all main rooms and bedrooms. The TV and phone cables all have a home run to a networking box. An empty conduit is also provided for access from this network box to the attic. We run the cable lines for cable and dish. Pre-wiring for security is included standard.
Our standard R value is R23 in walls and R50 in ceilings. The garage fully insulated including the overhead door. We also insulate between the master bedroom and living spaces and around bathrooms. We install baffles at the ceiling wall transition to ensure proper attic ventilation.
Owners are given texture choices. All wet areas are substituted with denshield.
We insure that top quality paint is used on all painted surfaces for long wear life. We do all prep work, caulking and sanding, to ensure a quality paint job. All doors are painted or stained top and bottom to insure manufacturer's warranty.
Our finish carpenters are MASTERS of their trade and make all of our homes stand out. We provide a high and high low shelf and rod, as well as shoe shelves in all closets. The Master closet is always custom and designed with the owner. 3" screws are installed in all dead bolts at all entry doors for security. 3 1/2" casings and 4 1/2" base is standard.
All our projects are priced in a mid to high grade product.
All of our projects come with custom cabinets designed specifically for YOUR home! A complete kitchen design will be provided and reviewed with the homeowner. Taller base and upper cabinets are standard. The homeowner can choose staggered uppers. Crown molding is also standard.
Asphalt shingles are standard - Landmark Series, 130 mph wind rating. 1 layer of synthetic roof underlayment, hip 7 ridge trim, Perimeter drip edge, roof to wall flashing, turtle vents. Tile roofing also available.
All windows are double pane low e high efficient. We are very particular in how we seal the windows both from the outside and inside. The outside is not only flashed properly but the inside is also sealed around the edges with expanding foam.
Exterior doors are high efficiency insulated fiberglass. They are sealed off properly to ensure energy efficiency and prevent insect entry.
We use two layers of felt, one layer of tongue and grove 1" foam with taped joints. Then 20 gage wire, 1/2" fiber concrete base that is cured for 1 week then a final Synthetic finish coat is applied.
All masonry is installed to ensure that driving rain and condensation drains at the bottom.
Full gutters are standard and can be piped away from the home.
